Loft Haus, Leederville
_

CAPA completed a feasibility study for the site which is located within the ‘Transit Corridor’ precinct of the City of Vincent.

Sited adjacent to a busy street, the apartment street elevation appears as a solid element ‘carved’ to provide balcony spaces. The project consciously avoids the Perthian apartment trope of glass balconies in lieu of privacy and smaller picture windows.

Rather than relegate the landscape and public areas to the peripheries, landscape and social spaces become fundamental in an integrated strategy planning amenities and apartment units. A covered street entrance canopy links to a central landscape core, providing a green heart to the project.

An upper level roof deck provides a large outdoor gathering space for social occasions for young and old.

The scheme included the ground floor interface with the public domain and podium with landscape design for the upper level amenities.

The landscape and external environment is a fundamental premise for the design of the development. Rather than relegate the landscape and public areas to the peripheries, landscape and social spaces become fundamental in an integrated strategy planning amenities and apartment units. The landscape provides external hard and soft areas of generosity, realised in six areas: Arrival + entry, Green heart, Apartment entry courtyards, Private terrace, Sky garden and Travel space.

The development process included discussions and approvals with the Town of Vincent and Design Advisory Panel.
